The Buyers Agency Boom — What's Really Happening With Salaries
Right now, the Buyers Agency space in Australia is changing very fast. As a recruiter, I often see big changes in an industry before they become public news.
As a recruiter, I often see big changes in an industry before they become public news. Right now, the Buyers Agency space in Australia is changing very fast. A few years ago, using a Buyers Agent was mainly something wealthy buyers did when purchasing multi-million dollar homes in Sydney or Melbourne. Now it has become mainstream.
Because demand is growing so quickly, I am noticing a huge number of new Buyers Agencies entering the market. Most of these businesses are started by two types of people: ambitious employees leaving established corporate firms, and successful everyday investors who built strong property portfolios and eventually decided to turn their passion into a profession.
What is also interesting is the salary landscape in this industry right now. There was never really a standard benchmark — but currently there is almost no benchmark at all. I am seeing commission-only models with high upside but higher risk, base salaries ranging from around $70k–$90k, agencies paying well above existing team salaries just to secure the right talent, flat commission structures per settled property, and percentage-based commission models tied to the agency fee.
One thing people need to understand before entering this industry: working inside a Buyers Agency is very different from investing in property as a hobby. You are dealing with KPIs, emotional buyers, fast turnaround expectations, competitive targets and pressure to settle more deals in a month than most people buy in their lifetime.
The industry is growing rapidly. But the businesses that survive the next few years will likely be the ones that build strong internal systems, clear career progression, sustainable commission structures and teams that stay motivated long-term.
