Commercial Property Investors Are Back — What This Means for Hiring
The recent budgets seem to have changed the conversation. Investors are transitioning from residential property into commercial property investing.
The recent budgets seem to have changed the conversation. Over the last few days, I have been hearing more discussions around investors transitioning from residential property into commercial property investing. Even investors at lower budgets — which is where most residential investors sit anyway — seem to be becoming far more open to commercial property discussions.
I am hearing more conversations around small warehouses, retail shops, mixed-use assets, entry-level commercial investments and smaller strata commercial assets. Especially while the residential market tries to find direction again.
Every market change creates a ripple effect across associated industries. Because of that, I can see momentum starting to build within Buyers Agencies to hire experienced Commercial Buyers Agents. At the same time, I am also seeing some agencies with the right structure becoming more open to training and upskilling strong candidates into the commercial space.
Because of this shift, I am currently recruiting Commercial Buyers Agents for multiple Buyers Agencies — some already well established in commercial, some now expanding aggressively into this space. What agencies are generally looking for: sales or Buyers Agency experience, ability to build investor relationships, commercial property understanding or strong willingness to learn, ability to source opportunities, self-driven mindset and comfort working in a performance-driven environment.
Feels like commercial property conversations are becoming much more common again — especially in the sub-$1M space.
