The Next Phase of the Buyers Agency Industry
Commercial Property, Recruitment and the Domino Effect — most people aren't seeing what's coming yet.
I think the Buyers Agency industry is about to go through a major transition phase over the next few years. And I do not think most people are seeing the domino effect coming yet.
Whenever an industry becomes highly profitable, social-media driven, relationship-heavy and relatively easy to enter — history usually repeats itself. We have already seen similar patterns in mortgage broking, recruitment, crypto, coaching, financial planning and NDIS.
Some predictions I personally see: Residential BAs moving aggressively into Commercial Property. “Commercial Property Specialist” becoming an extremely common title very quickly. Overall quality in Commercial BA reducing as inexperienced operators enter the space. Strong Commercial BAs coming under pressure trying to differentiate themselves. Poor quality deals becoming more common as competition increases.
Recruiters are already naturally strong at sales, relationship building, communication, negotiation and networking. But Commercial Property is not just a sales process. There is a major difference between selling property and understanding property. Yield, cashflow, leases, tenants, commercial lending, economic cycles, property cycles — these things take years of exposure to properly understand.
And maybe that is where my own perspective differs slightly. Although I come from a recruitment background, I also have genuine interest and experience in property investing itself, particularly Commercial Property. Which means I probably view the industry from both sides — recruitment and business growth, but also from an investor mindset.
I think over the next few years, that difference may become increasingly important within the Buyers Agency industry.
